It is enacted by the General Assembly as follows:

SECTION 1. The actions of any city or town which adopted land development and subdivision regulations pursuant to the Rhode Island Land Development and Subdivision Review Enabling Act of 1992, chapter 23 of title 45 of the Rhode Island general laws, prior to December 31, 1994, in which the last of the public notices was published on the day of the public hearing are hereby approved and ratified without the necessity of reenacting said regulations or providing new hearings for each subdivision so approved pursuant to said regulations.

SECTION 2. Any and all subdivision applications pending before the planning board of any city or town pursuant to land development and subdivision regulations adopted prior to December 31, 1994, pursuant to the Rhode Island Land Development and Subdivision Review Enabling Act of 1992, chapter 23 of title 45 of the Rhode Island general laws, are hereby vested and all such applicants may continue to proceed pursuant to said subdivision regulations or may elect to proceed anew pursuant to any subdivision regulations enacted subsequent to January 1, 1995.

SECTION 3. This act shall take effect upon passage and all acts and sections of acts inconsistent herewith are hereby repealed.
